About Venice, Florida

Venice splits into two very different jobs depending on which side of the Intracoastal you are on. Venice Island is the older, denser, Gulf-facing half with mature landscaping and homes that have been through several enclosure cycles. East of the waterway you have South Venice, Venice Gardens, Jacaranda and the newer development around Wellen Park, where a lot of what we install is going onto a slab that has never had a cage on it.

Venice sits in the middle of our busiest stretch of coastline. Counting the surrounding area we cover from here, we have completed 45 projects across Venice, Englewood, North Port and Nokomis.

What This Location Actually Does to an Enclosure

Venice Island gets direct Gulf salt. Anything west of the Intracoastal is in the salt zone, and properties within a few blocks of the beach are in the worst of it. The failure sequence is predictable: fasteners corrode first, then the spline dries and shrinks, then the screen pulls loose at the top of the panel. On the island we specify stainless fasteners and check the spline condition on every inspection, because replacing spline early is far cheaper than a full rescreen after panels start blowing out.

Wellen Park is almost entirely new installation. The construction out there is recent enough that we are rarely repairing anything. The questions are about design instead: mansard versus flat roof, panoramic corners, super gutter sizing, and how big you can go before the structure needs heavier posts. Builder-supplied cages are often sized to the minimum, so extending or upgrading shortly after closing is common.

South Venice and Venice Gardens are the rescreening belt. These are established neighborhoods with cages that are frequently 15 to 25 years old. Most of what we do here is full rescreening and frame repair rather than new builds. The recurring problem is rusted screws in otherwise sound aluminum, which is a repair rather than a replacement if it is caught before the frame is compromised.

Tree cover cuts both ways. The mature canopy through the older neighborhoods shades the screen and slows UV breakdown, but it drops debris onto the roof panels year round. Weight and trapped moisture on a roof panel is what turns a small sag into a tear.

Permits and Inspections

Venice straddles a jurisdictional line that catches people out:

  • Inside City of Venice limits, permitting goes through the City of Venice.
  • South Venice, Venice Gardens and other unincorporated areas go through Sarasota County.

Addresses with a Venice mailing address are frequently not in the city. The mailing address does not determine the permitting authority, the parcel does. We confirm which applies before quoting so the timeline in your estimate is the real one.

New pool cages need engineered drawings meeting current wind load requirements. Rescreening an existing frame never requires a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not. We pull permits and handle inspections as part of the job.

Venice Island: Gulf salt exposure, older stock, tight lots. Marine-grade hardware is not optional here.

Wellen Park: New construction, current code, mostly new installs and upgrades to builder-grade cages.

South Venice: Large inventory of aging enclosures. Rescreening and frame repair territory.

Nokomis and Laurel: Mixed. Waterfront properties behave like Venice Island; inland behaves like South Venice.
