Bradenton runs from the Manatee River and the approaches to Anna Maria Island in the west, out to the newer development pushing east toward Lakewood Ranch. That west to east line is essentially a gradient from heavy salt exposure and older housing to no salt and recent construction, and where you sit on it determines almost everything about the job.

West Bradenton: Salt and Age

The western sections, out through 34209 and 34210 toward Perico and the island approaches, get real marine exposure. Not island-grade, but enough that fastener corrosion is the leading cause of enclosure failure.

The housing here also skews older, which compounds it. A 1980s or 1990s cage on a west Bradenton lot has usually had two decades of salt working on the hardware. The pattern we see is consistent: aluminum in acceptable condition, screws visibly rusting, spline dried and shrinking, screen pulling away at the panel tops.

Caught at the fastener stage this is a repair. Left until the screen starts letting go it becomes a full rescreening with hardware replacement, which costs several times as much.

Anna Maria Island proper is a further step up in exposure again. Anything out there is a marine-grade specification.

East Bradenton: New Builds and Extensions

East of I-75, through 34211 and 34212, the picture inverts. Recent construction, current code, negligible salt. The work is new installation and enlarging builder-supplied cages that were sized to hit a price in the base house package.

This is the same conversation as Lakewood Ranch next door, and many of these neighborhoods carry HOA architectural review that needs clearing before the permit stage.

Central and South Bradenton

The older established neighborhoods through 34205, 34207 and 34208 sit between the two. Modest salt exposure, older enclosure stock, and rescreening as the dominant job. The Manatee River frontage properties behave more like west Bradenton.

Permits: City or County

Bradenton has an active jurisdictional split that catches people out:

• Inside City of Bradenton limits, permitting goes through the city.
• Unincorporated Manatee County addresses go through Manatee County.
• Some eastern addresses sit close enough to the Sarasota line to warrant checking.

A great many properties with a Bradenton mailing address are not inside city limits. The parcel decides, not the address. We confirm before quoting so the timeline is accurate.

New pool cages need engineered drawings meeting current wind load requirements. Rescreening an existing frame never requires a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not.
