Sarasota covers more variety than any other area we work in. A cage on Siesta Key and a cage off Bee Ridge Road are separated by about six miles and are essentially different products: different hardware, different wind loading, sometimes a different permitting authority. Quoting them the same way is how homeowners end up with an enclosure that fails early or costs more than it needed to.

What This Location Actually Does to an Enclosure

The barrier islands are the harshest environment we build in. Siesta Key, Lido Key, Bird Key and Longboat Key get salt off the Gulf continuously, plus the highest wind exposure in the county because there is nothing between the structure and open water. Two things follow. Fasteners have to be stainless, no exceptions. And wind load requirements are higher, which changes post spacing and beam sizing rather than just the screen specification. An island cage costs more to build correctly and there is no version of this where cutting the hardware spec saves money.

Flood zone rules affect island work. Barrier island properties frequently sit in flood zones that constrain how footers and slab attachments are handled. This is worth raising early, because it can affect the design and the permit timeline.

Inland Sarasota is a rescreening market. Bee Ridge, Gulf Gate, Arlington Park and the older sections around Palmer Ranch have a large stock of enclosures in the 15 to 25 year range. Salt is a minor factor here. What actually fails is UV degradation of the screen and rusted screws working loose over time. Both are repairable, and both get expensive if left until panels start letting go.

Lakewood Ranch is mostly new and mostly upsizing. The construction is recent and built to current code. Work here tends to be new installation or extending a builder-supplied cage that was sized to the minimum.

Downtown and the historic neighborhoods have space constraints. Laurel Park, Gillespie Park and similar areas have tight lots and setback limits that can restrict how far an enclosure can extend. Worth confirming before designing around a footprint that will not be approved.

Permits and Inspections

Which office handles your permit depends on the parcel, not the mailing address:

• Inside City of Sarasota limits, permitting goes through the City of Sarasota.
• Siesta Key, Palmer Ranch, most of the Bee Ridge corridor and other unincorporated areas go through Sarasota County.
• Lakewood Ranch spans the county line, so some addresses permit through Manatee County instead.

A great many properties with a Sarasota mailing address are not inside city limits. We confirm the jurisdiction before quoting so the timeline you are given is accurate.

New pool cages require engineered drawings meeting current wind load requirements for the specific address. Rescreening an existing frame never needs a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not. Permits and inspections are handled as part of the job.
