About Naples, Florida

Naples runs from Gulf-front Old Naples and the bay communities out to the inland gated developments east of I-75 and the edge of Golden Gate Estates. That west to east spread covers about as much variation as any market we work in: full marine exposure at one end, dry inland conditions at the other, and a great deal of architectural review in between.

Naples is the southern limit of our range. We have completed 5 projects here. That is honest coverage rather than a home market, and it is worth saying plainly because it affects how quickly we can get to you, not the standard of the work.

Design Review Usually Sets the Timeline

More than anywhere else we work, Naples projects are governed by community standards rather than by the building department.

The gated communities through Pelican Bay, Grey Oaks, the Vineyards, Fiddler’s Creek and similar developments typically require architectural review before exterior work proceeds. Enclosure submissions get assessed on:

• Frame colour, which is often specified rather than chosen.
• Footprint, height and setback, particularly where a lot backs onto a fairway, lake or preserve.
• Roof profile, where mansard versus flat may be constrained.
• Screen selection, where view preservation across water or preserve is part of the community character. Panoramic and open-view corners come up constantly here for that reason.

Review boards meet on their own schedule. We build that into the timeline we quote rather than presenting dates that assume immediate approval.

Coastal and Inland Are Different Products

Old Naples, Aqualane Shores, Port Royal and the bay-front communities are full marine environments. Continuous salt, high wind exposure, and in places coastal construction constraints and flood zone requirements affecting how footers and slab attachments are handled. Stainless hardware is the baseline, and the structure itself is heavier because the wind loading is higher. An enclosure built here to inland specification will fail on its fasteners within a few years.

North Naples and the inland gated communities sit far enough back that salt is a modest factor. Newer construction to current code. The work is mostly new installation and enlarging builder-supplied cages.

East of I-75 toward Golden Gate Estates is genuinely inland: minimal salt, larger lots, heavier vegetation, and debris on roof panels as the recurring maintenance issue.

Quoting these three the same way per square foot means at least two of them are wrong.

Storm Exposure

Ian’s surge reached Naples in September 2022 and affected the low-lying coastal areas substantially. As elsewhere on this coast, the useful question is when your enclosure was last rebuilt. Post-2022 structures meet current requirements. Older structures that came through it took load, and connections and anchoring are where that shows up rather than in the screen.

Permits

Which office handles it depends on the parcel:

• Inside City of Naples limits, permitting goes through the City of Naples.
• North Naples, the eastern communities and other unincorporated areas go through Collier County.

Many properties with a Naples mailing address are not inside city limits.

New pool cages require engineered drawings meeting current wind load requirements for the specific address, which coastally means elevated figures. Rescreening an existing frame never requires a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not.
