About Fort Myers, Florida

Fort Myers is built along the Caloosahatchee, and the river is the organising fact for enclosure work here. River frontage brings brackish exposure that sits between coastal salt and true inland conditions. Away from the water, the city divides fairly cleanly into the older canopied neighborhoods along the McGregor corridor and the newer development pushing east and south through Gateway and the Daniels Parkway area.

Fort Myers is toward the southern end of our range. We have completed 7 projects here, which is real work but a fraction of what we do in Charlotte and Sarasota counties. We are straight about that rather than claiming a density we do not have. It affects scheduling flexibility more than it affects the work itself.

Ian Is the Dominant Factor Here

Lee County took the worst of Hurricane Ian in September 2022. The coastal communities were hit hardest, but Fort Myers proper sustained widespread enclosure damage, and the recovery is still visible in the housing stock.

Practically, this splits every Fort Myers property into one of three situations:

Rebuilt since 2022. Built to current wind load requirements. Structurally these are in good shape and most of what comes up is minor.

Survived and untouched. These absorbed serious load. Frames that look acceptable can have stressed connections, lifted anchors and compromised footers, none of which is obvious without looking properly. If this is you, an inspection is worth more than a rescreening quote.

Still in claim or partially repaired. Document everything before any work starts. We can work from an adjuster’s scope, but photographs taken before repair are what protect your position.

Conditions by Area

McGregor corridor and the historic neighborhoods. Heavy oak canopy, older housing, older enclosures. Debris load on roof panels is continuous and is the main maintenance issue. The shade slows UV degradation, so screens here often last longer than exposed equivalents, but the weight of accumulated leaf litter is what causes panel failures.

River frontage. Brackish exposure means fastener corrosion is a genuine factor, less aggressive than Gulf salt but enough that stainless hardware is worth specifying.

Gateway, Daniels and the eastern growth areas. Newer construction, current code, minimal salt. The work here is new installation and enlarging builder-supplied cages sized to hit a price in the base house package. Many of these communities carry HOA architectural review that needs clearing before permitting.

Iona and the southwestern sections. Closer to the coast and correspondingly more salt exposure.

Permits: City or County

The jurisdiction depends on the parcel:

  • Inside City of Fort Myers limits, permitting goes through the city.
  • Unincorporated Lee County addresses go through Lee County.

A large share of properties with a Fort Myers mailing address are not inside city limits. We confirm before quoting so the timeline holds.

New pool cages require engineered drawings meeting current wind load requirements. Rescreening an existing frame never requires a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not. Major post-storm rebuilds routinely cross that 50% line, so it is worth establishing which side of it your job falls on before work starts.
