Siesta Key is a barrier island, and that single fact overrides everything else about specifying an enclosure here. It is the harshest environment we build in anywhere across our service area, harsher than Manasota Key or the Punta Gorda canals, because it combines continuous Gulf salt with completely unobstructed wind exposure.

An enclosure built to inland specification will fail here, and it will fail on the hardware first, usually within a few years.

Why Island Cages Cost More

Wind loading is higher. Nothing stands between an island structure and open Gulf. Meeting current wind load requirements at this exposure means closer post spacing, heavier beams and more substantial anchoring than the same size cage would need six miles inland. That is structure, not screen, and it is where the cost difference actually sits.

Coastal construction rules can apply. Properties toward the Gulf may fall under coastal construction setback requirements that constrain what can be built and where. This needs surfacing at design rather than after drawings are submitted.

Flood zone considerations affect anchoring. Much of the key sits in flood zones that influence how footers and slab attachments are handled.

Taken together, an island cage is a materially different product from a mainland cage. Anyone quoting you the same price per square foot for both has not accounted for the location.

Permits

Siesta Key is unincorporated Sarasota County, so building permits go through Sarasota County rather than the City of Sarasota, despite the Sarasota mailing address.

New pool cages require engineered drawings meeting current wind load requirements for the specific address, which on the key means the elevated coastal figures rather than the general county ones. Rescreening an existing frame never needs a permit. Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not.

Rental Properties Take Harder Use

A significant share of Siesta Key housing operates as short-term rental. Enclosures on rental properties see heavier and less careful use than owner-occupied ones, and the wear pattern differs:

  • Door hardware fails first. Constant use by people unfamiliar with the latch.
  • Lower panels take more damage, from furniture being dragged and general traffic.
  • Small tears go unreported for longer, because guests do not tell anyone and small tears become large ones fast in this wind environment.

If you manage a rental here, a scheduled inspection between seasons is worth more than reactive repair, because a failed panel on a rental is lost booking revenue as well as a repair bill.

Realistic Maintenance Expectations

Screen life on the key is shorter than the mainland. Salt, UV and wind all work on it simultaneously. Budgeting for rescreening on a shorter cycle than an inland property is not pessimism, it is accuracy, and it is better than being surprised.

The frame, if specified correctly with stainless hardware from the start, will considerably outlast the screen. That is the whole argument for spending properly on hardware at build time.
