Casey Key Is a Marine Specification

Casey Key is a barrier island. Everything that applies on Siesta Key applies here:

East of the Intracoastal, salt drops off sharply and the work looks much like South Venice: an established stock of enclosures in the 15 to 25 year range, with rescreening and frame repair as the dominant jobs.

The aluminum is fine, the screws have rusted, the spline has dried and shrunk, and the screen is pulling loose at the top of the panels. Addressed at the fastener stage this is straightforward. Left until panels start blowing out it becomes a full rescreen plus hardware replacement.

Waterfront properties along the Intracoastal and the connecting canals sit in between. More salt than inland, considerably less than the key.

Permits

Nokomis is unincorporated, so permitting goes through Sarasota County. There is no city layer here, which makes it more predictable than Venice immediately to the south, where the city and county split depends on the parcel.

Structural repair only needs one when more than 50% of the structure is being replaced, so swapping a single beam does not.

Vegetation and Shade

Mainland Nokomis has significant mature tree cover, and the practical consequence is debris on the roof panels. Leaf litter holds moisture and adds weight, and weight on a roof panel is what turns a small sag into a tear. Clearing the roof is the cheapest maintenance available and the most commonly skipped.

The upside of the canopy is slower UV degradation of the screen, so shaded mainland cages often outlast their exposed equivalents.
